| Purchaser/Vendor Inspections
Purchaser/Vendor Inspections and Reports can be structured to any level of detail required. Most commonly they involve a Site History investigation plus a walkthrough site inspection.
A Walk Through Inspection is, as its name implies, a brief and limited investigation of a building, area, property or site to assess the likelihood of a significant hazard being present and to give an indication of the risk it may present.
The purpose is to provide the Client with an overview of the environmental or safety health of the site and the potential for exposure to future costs. A short written report is supplied on the location and the extent of any concerns discovered during the inspection or site history investigation and, where appropriate, recommendations for future action.
Extensive sampling or measurement is not normally part of a walk through inspection, although confirmation of suspect materials can usually be arranged at the Client’s request.
An experienced professionally qualified New Environment Consultant undertakes a Walk Through inspection of the site looking for materials and practices which may be of concern.
Typical concerns include likely hazardous materials used in the building structure or fittings, such as asbestos, PCB’s or CFC’s, tenant activity such as dust, noise, soil erosion, spillage or use of hazardous materials, and neighbouring activity which could affect the site.
Where possible a brief investigation of the site’s history is undertaken to flag any past practices which may have resulted in contamination of the site. The site history investigation is limited to information supplied by the Client, Land Titles records and records held by Council and the Environmental Protection Authority (EPA). Further investigation of historical society or other records can be arranged if appropriate.
A brief report is prepared detailing the findings and listing any areas of concern with appropriate recommendations. The Consultant is available to discuss the report with the Client.
